Custom Building Is As Easy as 1, 2, 3
1. Determine your investment range: custom building includes a design and budget. Defining your budget up front makes the process smoother and more enjoyable. We recommend meeting with your lender to pre-qualify for financing. Your builder can also assist you in determining a general Investment Range.
2. Design: Sitting down with the builder to design your home is the fun stage. Telling your builder about key features or lifestyle needs will allow them to assist you in the design of your home and making sure it is within your budget.
3. Acquire Land: If you don't already own your land, you will want to select a site that meets your needs. You and your builder will have discussed costs during your design meeting.

Finalize the design, order, and pricing: once a plan deposit is received, KanBuild and Modern Home Sales will work together to finalize the design, document all the details of the order and return pricing to you.
The building process: Upon receipt of the build deposit, KanBuild will schedule your house for construction at the first available date. It is at this point your price becomes guaranteed! At the same time, Modern Home Sales is busy preparing your site anticipating the arrival of your new home.
Transportation of the home: Once the home is built, it will be scheduled for shipment to your site and final payment is due to KanBuild prior to setting the home. Scheduling of the shipment is contingent upon weather, site conditions, road conditions, and routing.
Finishing the home: After the home has arrived on site, crews will set the home using a crane or roll on equipment to place the modules on your foundation. Once set, the home is ready to finish roofing, hooking up all utilities, flooring, trim, drywall, siding, garages, porches, etc.
